房贷利率迎历史点!盘点央行贷款利率七年变迁史

[摘要] 目前五年期贷款基准利率,商业贷款为5.65%,公积金利率为3.75%。自2008年以来,七年间,央行贷款利率共调整15次,从这15次变化来看,目前的房贷利率已经达到近七年来历史点,跌破了2008年年底开始执行的5.94与3.87的历史纪录。

5月10日,中国人民银行宣布,自2015年5月11日起下调金融机构人民币贷款和存款基准利率。金融机构一年期贷款基准利率下调0.25个百分点至5.1%;一年期存款基准利率下调0.25个百分点至2.25%。这是今年以来央行第二次降息,自去年11月以来的第三次降息。

近七年央行贷款利率变迁史

半年以来,央行三次降息,购房成本降低

直接影响:以贷款100万,20年,计算,如果按照基准利率计算,购房者之间可以减少月供143元月每月,合计20年可以减少3.43万的利息支出。

而连续3次降息后,贷款100万,20年将减少利息支出超过12.5万。

自3月份以来,石家庄二手房市场持续回暖,在各种利好政策的影响下,成交持续火热。5月楼市再迎利好政策,央行降息,商贷利率和公积金利率达历史点。据石家庄房管局网站公布信息, 5月11日石家庄市二手房总成交量为124套,成交面积10802㎡。而自5月1日至11日,石家庄二手房成交套数达761套,成交总面积是66636㎡。由此可见,5月,石家庄二手房市场持续火热。
